If you have been searching Logan for a house under $700,000, you have probably noticed the goalposts have shifted. Listings that would have been $580,000 two years ago are now asking $750,000 and selling in under three weeks.

Logan Central and Woodridge sit right next to each other — barely 1.3 kilometres apart — and for years they were the two suburbs people named when they wanted a house near Brisbane without a Brisbane price tag. So it is a fair question to ask which one still has stock under $700,000, and whether it is worth chasing.

Here is the straight answer, plus what you should actually be looking at in each suburb.

The short answer

As of the 12 months to June 2026, the median house price is $798,500 in Logan Central and $803,000 in Woodridge. Both have moved above $700,000, so a sub-$700K house in either suburb is no longer the typical purchase — it is the bottom quarter of the market.

Between the two, Logan Central gives you a slightly better shot at a house under $700,000, mainly because it is the smaller, quieter market with fewer buyers competing and a marginally lower median. Woodridge has more listings overall, but it has also run harder, with house values up 23.5% over the year compared to 18.3% in Logan Central.

If you widen the search to townhouses and units, both suburbs still sit comfortably under $700,000 — and in Woodridge's case, well under.

Why $700,000 is the number that matters in Queensland

A lot of buyers pick $700K because it is a round number. In Queensland it is more than that.

Under the Queensland first home concession, an eligible first home buyer purchasing an existing home valued at $700,000 or under pays no transfer duty at all. Above that, the concession starts phasing out, and it disappears entirely once the home is valued at $800,000 or more.

In plain terms: buying at $699,000 instead of $730,000 does not just save you $31,000 on the purchase price. It can also save you several thousand dollars in duty on settlement day. That is real money in your pocket for the moving truck, the building and pest inspection, and the first few mortgage repayments.

It is worth confirming your eligibility and your borrowing power before you start inspecting, because the two numbers together decide what you can genuinely chase.

Logan Central at a glance

Logan Central is the administrative heart of Logan City, roughly 24 kilometres south of the Brisbane CBD. It is home to the council offices, the Logan Art Gallery, the library, and Logan Gardens — a 15.5-hectare park that is one of the nicer green spaces in the area.

Key numbers for the 12 months to June 2026:

  • Median house price: $798,500, up 18.3% over the year
  • Median unit price: $506,000, up 29.7%
  • Median house rent: $595 per week, with a gross yield just over 4%
  • Only 80 house sales in the year, with houses averaging 20 days on market

That low sales volume is the important detail. Logan Central is a small suburb, so there simply is not much house stock changing hands. Fewer listings means fewer bargains — but also fewer buyers turning up to each open home.

Woodridge at a glance

Woodridge is the larger, busier neighbour, about 22 kilometres from the CBD, with roughly twice the population of Logan Central. It has the train station, two primary schools, and easier access to the Logan Motorway.

Key numbers for the same period:

  • Median house price: $803,000, up 23.5% over the year
  • Median unit price: $570,000, up 36.5%
  • Median house rent: $580 per week, with a gross yield around 3.8%
  • 136 house sales in the year, with houses selling in an average of just 15 days

Fifteen days is fast. It tells you Woodridge is the more competitive of the two, and that anything priced sharply is unlikely to sit around waiting for you to think it over.

So where can you actually still buy under $700K?

In both suburbs, sub-$700K houses do still transact — you just need to know what they look like. Realistically, that budget buys you:

  • An original lowset brick or fibro home, typically built in the 1970s or 1980s, unrenovated, on a 500–600 square metre block
  • A smaller two-bedroom house, or a three-bedroom with a compromised layout
  • A property on a busier road or backing onto commercial land
  • A house needing genuine work — rewiring, restumping, a kitchen and bathroom from another era

Logan Central tends to have slightly more of this older, untouched stock relative to its size. Woodridge has more listings in total, so more raw opportunities cross the market — but they are picked up faster.

If you are open to a townhouse or unit, the picture changes completely. Both suburbs have medians for units well under $600,000, which puts a modern, low-maintenance home comfortably inside the first home duty threshold with room to spare.

Which suburb suits which buyer?

Choose Logan Central if you:

  • Want the best odds of finding a house under $700,000
  • Value being close to the council precinct, library, gallery and Logan Gardens
  • Are buying to hold long term and are comfortable with a smaller, thinner market
  • Are prioritising rental yield — Logan Central's house yield is the stronger of the two

Choose Woodridge if you:

  • Need the train station and want a genuine commute option to the city
  • Are buying with school-age children and want more choice
  • Can move quickly and make decisions without a fortnight of deliberation
  • Are looking at units, where growth has been strongest

Neither is a bad choice. They are close enough that the real decision usually comes down to which specific property you can secure, not which postcode name is on the contract. Our guide to the best suburbs for first home buyers in Greater Brisbane puts both in wider context.

What to watch out for in both suburbs

A few things worth knowing before you commit:

  • Flood and overland flow. Parts of the Logan and Slacks Creek catchments have flood overlays. Always check the council flood mapping for the specific address, not the suburb.
  • Renovation costs. A house at $650,000 that needs $90,000 of work is not a $650,000 house. Price the work before you offer, not after.
  • Growth has already happened. Both suburbs have run close to 20% in a year. That is a strong result for existing owners, but it means you are buying after a big move, not before one.
  • Rental demand is genuine. Logan City Council has committed a record $923 million to infrastructure in its 2026/27 budget, and population growth across the region continues to underpin demand. Rents in both suburbs sit near $600 a week for houses.

That last point matters if you are buying as an investor rather than to live in. Yields near 4% are respectable for a metropolitan Brisbane suburb, and both suburbs feature in our analysis of suburbs for optimising rental yields in Greater Brisbane.

Buying in a market where houses sell in 15 days means you cannot afford to be unprepared. See how the Purpose Property buying process works — or read more about how we help buyers across Logan.

Frequently asked questions

Is Logan Central or Woodridge cheaper?

Logan Central has a marginally lower median house price at $798,500, compared with $803,000 in Woodridge, for the 12 months to June 2026. The difference is small enough that individual properties matter far more than the suburb average.

Can you still buy a house under $700,000 in Logan in 2026?

Yes, but it is now entry-level stock rather than the typical purchase. Expect an older, unrenovated home on a smaller block, or a property with a compromise such as a busy road frontage. Units and townhouses under $700,000 are far easier to find.

Which suburb has better capital growth?

Woodridge houses grew 23.5% in the 12 months to June 2026, compared with 18.3% for Logan Central. Woodridge units grew 36.5%. Past growth is not a guarantee of future growth, and both suburbs have already moved substantially.

Do I pay stamp duty on a $700,000 home in Queensland?

If you are an eligible first home buyer purchasing an existing home valued at $700,000 or under, no transfer duty is payable. Between $700,001 and $799,999 a partial concession applies, and above $800,000 the first home concession no longer applies.

The bottom line

Logan Central is the better hunting ground if a sub-$700K house is non-negotiable, purely because it is the smaller and slightly cheaper market. Woodridge is the better pick if transport, schools and unit stock matter more to you than squeezing under a specific number.

But the honest answer is that in both suburbs, the sub-$700K house is now a genuine hunt rather than a shopping trip. Winning one takes finance that is ready to go, a clear brief, and the ability to act inside a fortnight.
