  • Should first home buyers use a buyers agent in Brisbane?

Yes, a buyers agent is worth considering for most first home buyers in Brisbane, because the market is expensive and moves quickly. As at September 2026, Cotality reports a Brisbane median dwelling value of $1,048,880, so a mistake on price or location is costly.

A buyers agent works only for you, not the seller. Purpose Property helps first home buyers understand borrowing capacity, identify suburbs with strong growth fundamentals, shortlist homes within budget and avoid overpaying. Every shortlisted home goes through due diligence, including comparable sales, property condition and local planning checks. Read our guide to using a buyers agent as a first home buyer or see our buying process step by step.

  • How can a buyers agent help me avoid overpaying for my first home in Brisbane?

A buyers agent helps you avoid overpaying by valuing each home against recent comparable sales before you make an offer, then negotiating on your behalf so emotion and the selling agent's price guide do not set the price.

This matters in a moving market. Cotality data shows Brisbane dwelling values rose 5.9% over the year to September 2026 but fell 4.7% over the September quarter, and sit 5.4% below their May 2026 peak. Prices that made sense a few months ago may not today. We give you Brisbane market value guidance, use strategic offer positioning and provide auction representation where needed. • Can a buyers agent find off-market homes for first home buyers in Brisbane?

Yes. Buyers agents with strong local relationships can access homes before they are publicly advertised, which can mean less competition for first home buyers.

Through our network of Brisbane real estate agents and private contacts, Purpose Property sources off-market properties, pre-market listings, quiet listings from sellers who are not ready to list, and high-demand homes before their first open inspection. Earlier access gives you more time to complete due diligence and arrange finance before committing. • Can you help me understand first home buyer grants and schemes in Queensland?

Yes. We help you understand which Queensland and federal first home buyer incentives may apply before you start your search, so they are built into your budget and property choice.

Key schemes at the time of writing include:

    • Queensland First Home Owner Grant: up to $30,000 for eligible buyers of a new home valued under $750,000 (including land). There is no grant for established homes.
    • First home transfer duty concession: no duty on an established first home valued at $700,000 or under, with a partial concession up to $800,000. A full concession applies to new homes with contracts dated from 1 May 2025, with no value cap.
    • Australian Government 5% Deposit Scheme: no income caps or place limits, with a $1 million price cap for Brisbane.

Rules change, so confirm eligibility with the Queensland Revenue Office, Housing Australia and your lender or mortgage broker. Purpose Property does not provide legal, financial or tax advice.

  • Which areas do you help first home buyers buy in?

We help first home buyers across Brisbane, Logan and Ipswich, including inner-city, middle-ring and growth corridor suburbs.

With Brisbane's median house value at $1,146,078 and median unit value at $834,627 as at September 2026 (Cotality), many first home buyers weigh up units and townhouses closer in against houses in Logan and Ipswich. Rather than chasing hotspot headlines, we look at population growth, rental vacancy rates, owner-occupier demand, infrastructure spending and median price trajectory, and check flood mapping and overlays. See our guides to the best suburbs under $1 million in Greater Brisbane and where you can still buy a house under $700K in Logan.
